Not always. Some approvals and agreements need a signature in India. We guide you on the documents, including whether a Power of Attorney for a family member makes sense. For legal advice, please consult your lawyer.
Every stage is inspected against the R&R Checklist and the checks are photographed for you. You can ask for a live video walkthrough at any stage.

With Rock & Roof, house construction in Hyderabad costs ₹1,850 to ₹2,500 per sq ft including GST, depending on the package (Economic, Standard, Classic or Premium). Parking area is charged at 75% of the rate. Use the cost calculator above for a quick estimate.
What is the cost of a G+2 house in Hyderabad?
It depends on the built-up area and package. For example, a G+2 house with 2,400 sq ft of living area and 800 sq ft of parking costs about ₹64.5 lakh including GST in the Classic package. Send us your plot size on WhatsApp for an exact quote.
Are your prices inclusive of GST?
Yes. All package rates are inclusive of GST. The price per sq ft you see is the price you pay for the package.
What does the package rate include?
The rate covers complete construction: drawings, soil testing, structure, plumbing, electrical, flooring, painting, and doors and windows, as specified for each package. Open "Compare full specifications" under Packages for the full list of inclusions and exclusions.
Is there a minimum built-up area?
Yes. Package pricing applies from 2,000 sq ft of built-up area (2,500 sq ft for Premium). For smaller projects, we give a custom quote.
Do you help with GHMC / HMDA building approvals?
Yes. We help you get building permission from GHMC, HMDA or the local body, including TS-bPASS applications. Government fees are paid by the owner and aren't part of the package rate.
How long does it take to build a house?
Typically about 9 months for a ground-floor house, 11 months for G+1 and 13 months for G+2, from foundation to handover. Larger buildings get a timeline in the quote.
Do I have to pay a large amount upfront?
No. Payments are stage-wise and tied to construction milestones in your fixed quote. There's no lump-sum advance before work begins.
Do you build commercial buildings and hospitals?
Yes. Alongside homes, we build shops, mixed-use buildings and hospital projects. Commercial projects are quoted individually.
What warranty do you give?
Every project includes a 10-year structural warranty and a 1-year waterproofing warranty. Your Rock & Roof Manager stays your contact after handover.
